Augusta
Low entry prices and stable demand anchored by Fort Eisenhower, the cyber industry, and the medical district. It's common to find sub-$200K single-family homes penciling at 1.3+ DSCR — the tier where lenders offer their best pricing. The tradeoff is slower appreciation than metro Atlanta.
Columbus and Macon

- City of Atlanta: Effectively closed to pure investor STRs.
